Nuns' Island, a neighbourhood held by the river
The river on one side, downtown on the other. Shoreline paths, a wooded stretch, streets where the trees have had time to grow.
An island that keeps its own pace
See all of my workNuns' Island, borough of Verdun. A neighbourhood ringed by water, tied to the city by the bridges and the REM.
You walk the shoreline before supper, watch the city across the water, then turn onto a street nobody drives down by accident.
Mornings usually start with a coffee at the corner, cup in hand, before the bridge or the station. Around it, the neighbourhood mixes waterfront towers, townhouses and quieter streets where you mostly run into neighbours.
Evenings are quiet. Little through traffic: you don't cross the island, you live on it. The trails and the shoreline fill with walkers, strollers and bikes until dark. That is precisely what the couples and families I work with come looking for.
Four things that matter here
What families notice after a first walk around the island, once the GPS is put away.
-
01
The river at the end of the street
Shoreline paths, trails and open views of the water are a walk away from just about anywhere on the island.
-
02
The city within reach
The bridges, the REM and the highway frame the island. That's what keeps downtown workers living here.
-
03
The woods and the parks
Green space, trails and bike paths are part of the week, not just a weekend outing.
-
04
A varied mix of homes
Waterfront towers, townhouses, single-family homes, newer projects. Each category comes with its own paperwork to read before signing.
On foot, around the island
What you pass in five minutes
Everyday landmarks rather than brand names — the kind that get a family outside without the car.
An island you end up crossing on foot
Four ways to live on the island
Nuns' Island's housing comes in a handful of formats. Here's who each one suits, and the questions worth asking before you sign.
01
The tower, the view and the services
This is for people who want the river through the window and no driveway to shovel. Elevator, indoor parking, sometimes a front desk or a pool. How the building is run matters as much as the unit itself.
- How much are the condo fees, and exactly what do they cover each month?
- Are the contingency fund, the minutes and the fund study available to read?
- Are major works planned: façade, windows, garage, elevators?
02
The townhouse, the in-between
It draws couples and families who want house-sized space without the yard work. Shared living is real here: party walls, driveways and sometimes common areas. It works well when you know what you're signing up for.
- Is there a co-ownership declaration or a neighbour agreement, and what does it cover?
- What are the common charges, and who maintains what outside?
- What work has been done on the roof, the windows and the envelope, and when?
03
The single-family, for the long haul
This is the house people buy with the next ten years in mind: bedrooms, an office, a back yard, a garage. Buyers are often selling at the same time, so timing weighs as much as price in the negotiation.
- The renovation history: who did what, and with what invoices to show for it?
- Does the location certificate reflect the property as it stands today?
- Can the possession date line up with the sale of your current home?
04
The newer condo, turnkey
It speaks to young couples starting out and to owners downsizing and travelling in winter. Everything rides on the paperwork: how the building is run tells you more than the kitchen does.
- Is the home covered by a residential construction warranty plan, and until when?
- What do the co-ownership declaration and the developer's documents actually say?
- What rules govern rentals, pets and renovations inside the unit?
Every building on the island has its own co-ownership rules and its own renovation history. We read the documents together, and confirm the legal details with your notary before you commit.

02 — Who works beside you
Sell here, without losing your footing
Behind every property there are goals, emotions and a family calendar. I take the time to understand all three before talking strategy.
I have guided sales in century-old buildings and in brand-new construction. The questions differ: on one side renovations and history, on the other finishes, warranty and the builder's paperwork. In both cases, my job is to ask the right questions before they turn into surprises.
You reach me directly. A text on a Saturday morning, a call between two showings: I answer myself, and I tell you plainly what I think of your property and your timing.
