Selling a house condo duplex means moving a whole life
I work with Montréal families and couples who are selling, from the first coffee to the signing at the notary.
Century-old buildings, renovations to assess, a sale and a purchase to line up: we look at the full picture before listing.
Why sellers call me
A house changing hands is rarely just a transaction. It's a moving date, a budget, and a family starting over somewhere else.

Century-old buildings, read properly
Brick, cornices, outdoor staircases, work done and work still to come — I look at your property the way a Montreal buyer will.
-
02
Ready before it goes live
We decide together what gets fixed, cleared out and photographed. Your home reaches the market prepared, not improvised.

Straight talk on timing and costs
Fees, timeline, offers on the table: you get the realistic picture before you sign, even when it isn't the answer you hoped for.
Currently on the market
Downtown condos, east-end apartments, and one address off the island. Every file stays in my hands.

From one neighbourhood to the next
I work mostly on the island, from downtown condos to east-end plexes, and sometimes further north when a client wants land.
All my listingsNew towers, lofts and a few converted buildings. Light, views and the co-ownership documents carry the decision here, so I have them ready before the first showing.
Brick duplexes, well-kept bungalows and newer condos. Buyers look at the garage, the basement and the roof, so we document those three before going live.
No Saint-Léonard listing on the site right now. Call me to hear what's coming up.
Older buildings, plexes and renovations at every stage. I separate what sells as-is from what deserves a little prep, then we decide together.
Further north, the land matters as much as the building: access, trees, services. Showings are planned differently, often on weekends.
Four steps, from your kitchen table to the notary
Every step gets explained before we take it. You always know what comes next, and why we do it in that order.
We meet at your place
We sit down in your home. I walk through the property, listen to your timeline, then set a value using comparable sales nearby.
Preparation and photos
We fix what shows, lighten the rooms and care for the details of an older home. The photo session comes after, in the right light.
Marketing and showings
Full exposure, showings I attend myself, feedback shared after every visit. Nothing reaches you second-hand.
Offers, notary and moving day
We review each offer and its conditions, the inspection, the financing. I follow the file through to signing and handing over the keys.

Short pieces on the questions that come up every week: hidden defects, seller declarations, real costs, century-old buildings.
The first pieces are on their way. In the meantime, send me your question.
The questions I hear most
Your situation never quite fits a general answer. Write to me or call, and we'll talk it through.
How do I estimate what my property is worth?
I prepare a free evaluation of your property, based on recent sales in your neighbourhood, the features of your home and current market conditions. Reach out and we'll set a time.
How long does it take to sell a home?
It depends on the market, the asking price and the condition of the property. On average, a well-prepared and properly priced home sells within 30 to 90 days. My job is to work that timeline down with you.
What costs come with buying a property?
Beyond the purchase price, plan for notary fees, the welcome tax, the inspection, title insurance and moving costs. I give you a detailed estimate of all of them before you commit.
Should I renovate a century home before selling?
Rarely from top to bottom. We walk through the house together and separate what reassures a buyer — doors, plaster, lighting, the state of the woodwork — from what is better negotiated later with an inspection. Original character gets highlighted, not hidden.
